BIZZLE FOR LANDLORDS AND LETTING AGENTS
Per property.
Not per portfolio.
Bizzle is an AI back office for landlords and letting agents. It keeps profit and loss per property rather than per portfolio, reads agent statements automatically, tracks deposits and compliance dates, and prepares quarterly figures for Making Tax Digital.
WHAT YOU GET
A portfolio is a set of separate businesses.
Profit and loss per property
Rent, mortgage interest, repairs and management fees land against the address that incurred them, so the flat that eats every year's profit becomes obvious.
Agent statements read automatically
Monthly statements arrive as a PDF with rent, fees and deductions netted off. Bizzle extracts the lines so gross rent is recorded as gross rent, which matters for your tax return.
Compliance dates that chase you
Gas safety, EICR, EPC and deposit protection deadlines tracked per property, with warnings early enough to book the work rather than scramble.
Quarterly figures for MTD
Making Tax Digital for Income Tax brings quarterly submissions to landlords. Figures build continuously, so each quarter is a review rather than a project.
WHY IT ADDS UP
Why it makes sense before the quarterly filing starts.
Most landlords keep a spreadsheet and reconstruct the year each January, which works precisely until quarterly submissions arrive and the same reconstruction is needed four times a year. Add the mortgage interest rules and the difference between gross rent and what the agent actually sends you, and once-a-year bookkeeping stops being viable. Bizzle keeps it current per property.
COMMON QUESTIONS
Questions people ask.
Can Bizzle read my letting agent's statement?
Yes. The monthly PDF is extracted line by line so gross rent, fees and deductions are recorded separately. Booking the net figure the agent sends is the commonest landlord bookkeeping mistake, and it understates both income and expenses.
Does it prepare the quarterly figures for Making Tax Digital?
Income and expenses per property build continuously, so each quarter is a review rather than a rebuild. When you fall within MTD, and the thresholds involved, are set out on gov.uk and change; check them there rather than here.
Can it remind me about gas safety and EICR renewals?
Compliance dates are tracked per property and warned early enough to book the engineer rather than scramble. It reminds; it does not book, and a lapsed certificate is still yours to explain.
How is tenant deposit protection tracked?
Each deposit is recorded against the tenancy with the scheme and the date it was protected, and the date the tenant must be given the details is flagged. The deposit itself sits with the scheme, not Bizzle, and the rules are gov.uk's.
